well the problem is the landlords / property owners have bills to pay also. real estate taxes, repairs & maintenance, capex, principal and interest on loans etc. depending on type of lease, the LL's are also paying utilities without being reimbursed by the tenants. you just cannot absolve one group from paying what they owe, because then you're screwing another group that also needs that cashflow to stay in business.

Not all schools are closed. My kids have been in school since the start of the year. On two occasions they were remote learning due to a spike in cases and lack of substitutes. My older daughter was exposed twice and we were told she had to quarantine. Other than that they have gone to school every day.
 
As a property owner and landlord who is dealing with this in GA I hope this extends nationwide. I am having a trouble tenant in one of my properties and it’s been awful trying to get her out. Owning in democratic counties, ie Gwinnett and Dekalb is just awful. Never had any issues until COVID. Luckily I don’t carry mortgages on those properties but I have to still maintain them while they try and live rent free.

I was a landlord. "Passive income" they say. With homes (houses)... unless you have 100 of them, it's a disaster. Duplex, okay... makes sense. Owning apartment complexes, okay... makes sense. But I owned three homes and 2/3 had tenants that passed this that or the other checks but trashed the place, blamed me for things that weren't my fault (like her daughter crashing her barbie mobile into the water heater and breaking it), etc. I had such a hard time finding people who weren't pieces of garbage that brought even worse guests over "to visit" (aka, stay).
 
Evicting a tenant is never something a landlord looks forward to. It's expensive, you are almost guaranteed to never recover the costs, and you will more often then not have to deal with more property damage from the tenant when you start the eviction process.

You'll get them out and then spend thousands replacing carpet, fixing holes in walls, replacing stolen appliances, etc. If you are really lucky they didn't tear out cabinets, damage tile, bathroom fixtures, or steal the copper wiring out of the attic or even go so far as to rip it out of the walls, too.

Quite a few folks that have to deal with that regularly, offer a cash for keys deal of up to a couple thousand, to the problem tenant to pack up and move out right then and there without doing any additional damage. One of my friends has done that before with his renters.

I'll bet no local governments who were all cheering about the "moratoriums" had any sympathy about doing a "moratorium" or "forgiveness" on the ever increasing property taxes they demanded.....

Around here, the evil greedy governments used the "COVID emergency" as an excuse to do "emergency tax hikes" on property owners and business owners.

I guess when the government murders all the businesses that support the tax base as part of the plan to steal a lifetime of wealth from the poor and middle class and give it for free to the richest people in the world, (who DON'T support the local tax base), they have to resort to thuggery on any poor locals that have anything left to fund their own greed...

But it's part of the plan. The governments are working hand in hand with the richest elites on the planet, to destroy the upper middle class / low upper class that had stable property investments, and make them go broke so the big boys can come in and seize everything and own it all and then demand whatever they want from all the peons who now can never afford to own anything.

I have zero sympathy for the "poor" who greedily cheered as they were used to destroy the wealth of others through enforced thievery.
Once the elites have consolidated their control and don't need the leach class, I'll enjoy watching the elites tell the government to put the boots hard to anyone who can't pay to stay alive.
 
Call your insurance company and cancel the insurance in front of your renter, then start dumping gas on the front porch, they’ll get the fuck out right now, your porch will smell like gas for a day or two, but your tenants will be gone.

I think it's wealth redistribution, I mean you're basically bankrupting all the landlords that bought properties and owe a mortgage on them, then where does the property go, hands of the bank, because it's a business investment not a principle residence of the landlord. Then auction to the highest bidder, basically a corporate land grab to eliminate property ownership by individuals,,, closer to bolshevik revolution thank we think...
 
Years ago, up here they had 'payday loans' where the client actually signed "power of attorney" over to the lender, if they didn't pay back the agreed-upon amount at the agreed-upon time.

Which brings me to thinking,,,,, why can't rental agreements/leases incorporate the same? You default or are late too often, then MEDICAL power of attorney is now mine until you PAY YOUR DEBTS.

Seriously, if they can do that legally for 'money' to be lent, then why can't they do that legally for contractual commitments involving money?

I have 1 tenant that couldn't pay the June, July and October rent. They're just scraping by and I doubt I'll ever see that money. They've been a tenant for more than 8 years now and have never missed a payment until they both were unemployeed over the summer and he was furloughed for the month of September.

I can live with it as long as they don't have anymore surprises for me.

I get it, and you are definitely living in a FAR different scenario there than the typical 'snapperhead/slackers' that are of the 'me first' mentality. Can I assume though, that your tenant has done SOMETHING to make up for it, and/or worked out something with you, out of respect?

They will make addition payments to try to catch up. But due to Covid, the husband is barely making 40 hr/wk. We'll get on the right side eventually. I doubt they are going away any time soon.

In Texas everyone is working and kids are in school. During covid, I missed two days for a hurricane and one day for my pipes blowing out when we decided to shut off the power at ten degrees when everyone has pvc pipes in their attics. I’ll probably miss another day for hurricane season again while still playing covid.
 
I wish my renter had nice tits, 3, and a tight ass, 9, and was pretty in the bod and face, 4, then I could take it out in trade, but I would be caught as soon as I did it. Given the chance, I would, Always horny.

Instead I have a beautiful person in thought, mind and body that I treat like a sister. Woe is me.
