Dog piss stains on subflooring. How to remove?

Hey all,

I'm getting ready to close on a house here in the next week or two and while being a very nice, recently built house, apparently the previous owner had a dog.

There appears to be pet stains on the sub flooring as someone removed all of the carpeting in the house. It's a foreclosure so it's our problem and not the sellers.

Some people say to paint over it. Others say put some Killz something or other down.

What do you all recommend??

Sub floor as in plywood?

Bleach the fuck out of it, let it dry, and cover it over with flooring....carpet, tile, floating floor, whatever.

I had this issue with cats in a room in our house. Thats worse than dog piss. If the odor is bad, concentrated Lysol disinfectant and hot water will kill the enzymes causing the odor. I painted over it with latex paint, used that single sheet plywood to cover the floor, then tiled it. No issues yet, been over a year.

How much of an area and how much penetration is key here. Some of the early suggestions are great with small stains and you'll be good to go. If it's extensive or has saturated the subfloor then you ought to replace them. It may not be a fun and easy job, but the cost is fairly low and it's never going to be easier than it would be now. If you do replace it make sure to do it right and avoid annoying squeaks, if the subfloor has squeaks fix them now.

If you dont want to replace it (which is the best option IMO) Then bleach it then after it dries paint it with "KILZ" just like Tripwire said!!!

How severe are we talking here? Depending on the structure, the subfloor is likely a tongue and groove 3/4" plywood, glued to the floor joists and nailed.

A good polyurethane wood sealant like Minwax, or other wood finish manufacturer will effectively waterproof that surface and effectively seal off any volatile organic compounds that might somehow get through the new carpet and pad you will be putting down.

Good quality carpet pad is not much more expensive than the cheaper product and will also effectively provide a barrier between the subfloor and the new carpet.

Now if we're talking eye watering rancidity, then yeah, it might make sense to pull up the subfloor in the suspect area. If it was done properly though, and the staining is over a large area, it could be a fair measure of work.

This. Open the windows for some ventilation. Kilz is serious stuff but works.

If you can cut it out, cut it out.

Sealing doesn't always work, I have cat stains that I tried that with and when the weather gets warm the stench is unmistakeable.

I used to run a painting business and dealt with this on occasion. First of all, Kilz is overrated, overhyped, so-so primer. Use B-I-N, shellac-based primer from Zinsser instead. It's what we used to get rid of smoke smell after a fire and to cover up cat piss.
Roll it on.

I would try bleach first. You can probably take out most of the odor, before you cover it with paint and hope the smell does not return.

The B I N primer is the shit. I have used it on a few subfloors with this issue and it works great. The smell of the B I N primer will knock you on your ass though, but for sealing out that smell I haven't used anything better. I have tried the Kilz but the B I N is far superior I think

Go to your local pet store and look for a product called "Natures Miricle". Then just soak down the area of the stain an let it sit until dry. It will break down the enzines in the piss and disolve into the air.

This product works miricles on carpet that gets soakes with urin. You can scrub the carpet but it will go down into the pad and still stink. With this stuff you just soak it down and let it stand until it drys. It will go down into the pad and break up all the urine. We have used if for years.

I had the same problem years ago buying a foreclosure. The house had an addition and the original portion had particle board and the addition was all plywood. The plywood areas were treated as described above with bleach and then primered with kilz. Particle board areas were replaced. IMHO, bleaching particle board would have done more harm than good.
