Trespass Lease info needed.
Anyone here sell or buy them?

Long story short, my County doesn't allow short term rentals (under 30-days) i.e. VRBO. I know people who have purchased Trespass Leases which included a stay in a hunting cabin.

Anyone see any holes in my idea to not offer short term lodging, but to offer a Trespass Fee which allows camping on the property, and if you find the cabin unlocked, feel free to use it for any purpose you see fit. It's a way to get around an oppressive county ordnance. The other thought is lease it for 30-days (minimum requirement), but you pay for one day up front, and if you leave in less than 30-days, there's a $1 penalty for breaking the 30-day lease contract.

Lease for one day or many, hunting, snowmobiling, snowshoeing, or just to get away from the big city.

I have a few acres, and thinking about building a few small cabins about 10x12 in size. 1 to 2 people per cabin. No power, no cell service, no running water, etc. Rustic get away type setting. Thinking about getting some Porta John's, having a small wood burning stove in each cabin, maybe a solar panel and battery for lights. etc., again, a rustic setting.
Because the amount of snow we get over the Winter, you'll have to snowmobile, snowshoe, or ski into the property. Lots of Deer and Elk during Archery/Black Powder, and first two rifle seasons. After that third rifle season less game, and forth season can be a bust if we get a lot of snow, as the deer and elk would have migrated out.

That sounds pretty cool actually. Well i was gonna say you could just charge a rifle fee. Certain amount of money per rifle and they can hunt your land but with all that extra stuff you prolly need a fee with waivers possibly

Just need to get an idea of what fee to charge to stay in a cabin, as the price needs to be enough to offset my costs to build them, buy/rent Porta John's, have them serviced, etc.

More ideas; have a bed rack/bunk beds with mattress. You'll have to bring your own linens, pillow, or sleeping bags. I'll provide a 5-gal jug of drinkable water, you can use it to drink, wash up or wash dishes utensils in an outside sink, etc. I'll provide garbage bags, but what ever you pack in, you'll have to pack out, so no leaving any garbage behind.

Have seen many people meet the exact minimum requirements to dodge an ordinance get royally fucked by a man in robes.

If you are going to do it, instead consider having it permitted as a trailer park. Then people bring their own trailers and hunt, which could be very well received.

Playing games with lawyers can cause you to regret doing so. There is a reason they have that law and I am sure you are not the first to game it.
You will certainly be viewed unfavorably by your neighbors if you sell them out.

Let me clarify, my intent is not to try to break any laws, but remain within the law. That's why I ask about trespass leases. Historically, the big ranches have been doing trespass leases for decades (which can include occupancy of a cabin) with no issues from the county. So how do they continue with what they do, but those just wanting to do a short term lease of their home is verboten?

It's the same thing with liberals with gun control. They institute a ban on a feature like a flash hider, so you install a muzzle brake, and they're still not happy, and accuse you of intentionally circumventing the law, when what you actually did was follow the law.

NW Colorado. I see Deer on an almost daily basis from late May through November. Snow gets deep here in the Winter, so during that time all the Deer and Elk migrate to lower elevations to survive.
