Since you have renters insurance why are we having this conversation? Call the insurance company and put in a claim for the window and the roof and see what they might cover. And consider getting a public adjuster to help you wirh the roof claim (they will say it’s hail damage and seek coverage for you). And upon further reflection, since your rent is “well below market value” and it sounds like you don’t want to leave, just fix it and move your day along. And I agree with another post above that a broken window with nothing stolen would appear mighty suspicious to any landlord, who might think that your wife threw a coffee mug at you one morning and Missed and hit the window. As a landlord and a lawyer, that’s what I would could reasonably surmise. OR You could also rent a now available 3 bedroom place in Edwards about 20 miles away but that’s $5500/month. So your location and rent sound very good. Conclusion: you got yourself a good deal there so fix the dam window and the roof leak and be glad you are not 20 miles away paying $5500 month or more. Or move to a new town and get a new job?
I wouldn't waste my time filing a claim with renters. They're contents policies and aren't going to cover damage to someone else's building, especially not for damage someone else caused to someone else's building. A public adjuster can't change that.
Smart move is to kick him out and rent it for market value.

I have been a business owner for over a decade and have went above and beyond to help a great employee but have never seen anything like this. It would be great if your employer could see this. Boss buys a rental and decides to cut into his profits by renting it to you for well under market. Now there is a issue where he normally would have the $ to fix it, but now he has to pay more for you to live there.

Housing is a common problem, since ski area ownership is a huge real estate pyramid scheme...inflating real estate market is the core biz model...
but the biz needs ski bums to run the hill/town to keep bubble going...and and RE inflation makes enough money to pay for ski bum housing subsidies...
The value of biz without ski num employees is not as high, because its part of the theatre of the whole deal .

He can't raise my rent unless I quit working for him, that's in our lease agreement. I promise you he would shit a brick if I quit and moved, I just got a license for him for a new side business that he can't do without me.

No glass breaks or window sensors, so he would have had to open the bedroom to the outside door to set it off. Keypad right there, he could see it was armed.

No one is saying you are responsible. What everyone is saying is it's a hell of a lot cheaper and smarter to pay for a window than quit your job and move to another state. But you do you. Also by your logic all rent should be at 1980s prices because "the mortgage has not gone up"
No one says you broke the window. In the end it just sounds like you have a very good rent deal so fix it and enjoy Vail. Few people get that chance to live in such a beautiful place.

But yes it is an awesome place, and I kill elk and can shoot 1000 yards plus within just a short drive. Unless it explicitly says different in the lease agreement, a rental property is no different than a motel room, hotel room, apartment etc...owner is liable for damages.
As mentioned, unless the rental agreement says otherwise comsays otherwise, I'd go ahead and pay for the replacement window and then take it out of the following months rent. Unless of course I'm getting one hell of a deal and a complaint is really stupid given the rental agreement.

When my old landlord refused to fix SHIT, I'd get it taken care of. However, I would deduct that amount from what i owed for the month & also include a copy of the receipt/invoice. He'd throw a shit fit, but STFU & go on his merry way.
This is how we handled things before, I may have forgotten to mention he started all this by saying he was not going to pay to fix it, that pissed me off, especially since I have been taking semi-cold showers for 6 months and probably breathing mold spores for years now.
