It brings in money and jobs.
Bozeman would still be a tiny college town without that mountain. I know how much money we make there, and it's silly.
I'll take the $100 million+ pushed into the local economy since they barely visit. Since they have a private ski hill and golf course they don't generally leave their little club.
What really takes the crown is the fact that the rock there can't support any of it. Most all of those places move, and several have been abandoned because they couldn't ever anchor them.
Turns out you can still see wilderness, just go anywhere else that's not in those 2 valleys. In a few hours on a dirt bike or snowmobile you'll never see another person all day.
Please, if you do move to Idaho, become very politically active to subvert all the leftists moving here. Here, Coeur d'Alene, McCall, the Stanley/Hailey/Sun Valley area, Boise are all turning to the leftists. The Idaho Falls/Pocatello area to but to a lesser extent. CDA has been growing since the early 1980's with the influx primarily from Kalifornia. They move to Idaho to escape the government overreach then vote for the same stupid shit they ran away from.

We have had a major influx of people from elsewhere. They move here for the right reason but within a year they forget that reason and start acting stupid..or maybe normal for where ever it is they came from.
Case in point: We had one of the longest continuously operated public rifle ranges in the nation just out of town on Gun Club Road. This dipshit from Kalifornia moved in and bought the wheatfields above re ravine we shot into. Then he subdivided it, put in water, etc. The dipshits who bought there and built (guess where from) then complained about the gunfire, especially active on the weekends when us working class folks had a day or 2 off to go try our new loads. They were/are politically active and were successful in closing down said range.

Well, until I retire to Montana. And yes, property has gotten insane in SW MT around Bozeman. Worse, drive through Big Sky. Jeeezz...I remember when it was a couple of cabins on the side of the two lane highway. Now its all upscale mountain lodges, with a new school and new (improved) power lines run up the Gallatin Pass. A damned shame. I've been going up there every year for about 10 years now, and it has certainly changed a bit. Some good, some bad. Internet and power continue to be the challenges for rural areas...
The problem with Minnesota is the twin city cancer/ gaping wound/dead limb ( like others have said about their metro area).
If you would instantly incinerate that area and the surrounding burbs it would be a nice state.

My children’s school is a very high rated school in a very small town. I drive them 45 min one way to allow them the best possible education they can get in the district. This year they got a new principal and who does the district put out there? A libtard. On day two her and I had words over her stupidity. Day three I yanked my kids from that school to the online option. There I can filter sone of the bullshit they are feeding them.
I stopped by to interview the new principal in our township school ( about 4-5 min from our house) and what do I find? She is from the inner city metro area and brought her far left ideology with her and injected it into the school. That ones out!
So although this move would be for my benefit and save me from these fools it is truly for my kids. The deserve the opportunity to grow up free and make there own choices without being force feed this Progressive shit while being held captive by the current school system ( yes, this is ACTUALLY happening) added to this that my wife decided to watch a school board meeting one night and I almost lost it. The ignorance abounds.

Central TX can always use more patriots to help offset the shitholes of Austin, San Anton, Houston and DFW. Check out Belton/Temple, great lake/fishing, good schools, next door to Killeen and Ft. Hood so lots of current and former mil. Property taxes suck but not too bad if you stay outside city limits.

Arizona does have a decent variety of stuff. Snow and trees if you want it, lots of public lands for recreation.
I want trees and snow and enough acreage to not have to deal with neighbors unless I chose to. Ie I don’t want to see their house or junk. Far enough away to not have to deal with metro idiots but close enough so I don’t have to drive an hr to get groceries, parts or equipment.

Have you considered northern Maine? Aroostook county is quite remote and quiet. Cheap property too.

N. Idaho and MT are beautiful country for sure. I used to work up there occasionally around Spokane Washington, Coeur d'Alene Idaho, as well as SE Idaho & NW Wyoming. Did some work in Dillon and Ennis Montana too. I lived in CO for 10 years and got out right about the time Magpul left. Shame what happened to that place.
Been trying to get my family back out west for some time though. Have interviewed for jobs in Idaho Falls and now Eugene, OR. In my line of work, I'm pretty much limited to the west coast, CO, OH, or D.C. I'm probably stuck here for a while since I make great money. Guess I can retire where I desire to live some day. I am from CA but it is no longer even remotely the State I was born and mostly raised in. After being raised in Fairfield (dad was Air Force) we left when I was in 6th grade for PA when he retired. I joined the Corps from PA and did a tour in CA from 77-81 (Camp Pendleton) and then moved back in 85 (29 Palms/Camp Pend) and got out (medical) in 95. Then followed by 19 years civil service aboard the 29 Palms Base. The wife and I raised our kids and lived in same house in 29 Palms for 34 years. We are now on 72 acres outside a small town in rural AZ.
The wife and I have always voted straight Repub. Even when it hurt my paycheck as a civil servant.
I was stationed in San Diego 2011-2013 and I will vouch that there are many many hardcore patriots in CA .they are just outnumbered. There is a stat that says there are more conservatives in CA than texas

The closer to your unicorn the property is, the more $$$$$$ it will be. The issue you will find is being that close to a city your neighbors WILL be people who work in the city (think bedroom community but on larger parcels) and quite possibly hold those city values. 20 and even 40 acreas is NOT as much land nor as isolated from neighbors as you think. People are on 36-40 acre parcels out here (I own 2) and can often hear my neighbors. Now in a forest environment some of that will be cut down by the vegitation.
We are 10 miles outside a small (3400 pop) town but it only has a Dollar General and small IGA grocery store. The IGA doubles as an ACE Hardware and there is also an auto parts store. Closest supermarket/hospital/large hardware store is an 80 mile round trip from our property. Closest Walmart/Home Depot/Lowes/etc is 120 mile round trip. Sam's Club is 2 hours away in Flagstaff and Costco is 5 hours in Phoenix.
120 round trip is a bit more than preferred.
If I could swing 650k on a property if would check a ton of boxes.
Unfortunately that is currently a bit too far of a stretch.

You learn to stock up and keep spares on hand. Plan ahead and make a list before heading out. People tend to be more self sufficient out here. The neighbor and I recently slaughtered a pig and sent it to the butcher.
We haven't made that 120 mile trip in MONTHS. We are only making the 80 mile trip recently due to my wife getting cataract surgery. Otherwise we can go months without going further then town here for perishables/mail. There is no mail delivery (even in town everyone is on a PO Box) but UPS and FedEx deliver to our house. UPS guy has a Dodge 5500 4WD and has had to use it to get up our driveway.
The choice of where to move was a multi-year process that started before I retired. We considered AK (wife wanted to go off-grid there), TX (our son lives there), MT and ID before settling on AZ. For all of those we were looking at very rural areas. Some were in holdings in National Forests with only a few year round residents.
$650K would get you something REALLY nice around here and much closer to the city. Look in the mountains between Show Low and Phoenix or up around outside of Flagstaff. Though those areas have been really filling up over the last decade from what I am told.
In 2017 we paid $160K for our 2bd/2ba log home on 36 fenced acres. It is accessed from a gravel county road, has co-op electricity, well, septic and 1000gal propane tank. Paid another $16K for adjacent 36 acres when it came on market last year.

Our house sits right at 6450 feet in elevation.
It can BRIEFLY hit 100 but not usually. Our place doesn't have AC or swamp cooler, just ceiling fans. I did almost fire up a portable swamp cooler this summer but temps broke right as I pulled it out of the shed to clean up.
We can and have seen below zero but not for long. Snow tends to be short lived and not the, one-day-it-started-snowing-and-6-months-later-it-stopped, kind of thing.
That plant and the one to the north of us are coal fired power generation stations and run by SRP. There is a rail spur a mile from our house that does nothing but service those plants. Every day or so a coal train will go by.

I am unfortunately leaning towards overpriced side of Mountains (WNC) and 100 acres minimum; but I have seen stuff up to 600 acres in my price range with natural water and woods for hunting. I am pricing house separately though. That's a whole 'nuther animal it seems.
If you mean w/house and such, I see 50 acres + in the areas I'm looking in that saturated price range. Are you determined on a certain area? If you have flexibility, there are chunks of land/homes to be had. Just sayin'.
So-my experience.
I have some "ideal shit" (some kinda fresh water, woods, critters, neighbors not an issue) I will not budge on, but things like climate and such, I'm not letting define me and started looking all over. Places I would not have looked typically.
My first stop is Zillow. I mark the water, view/waterfront and homes optional. Price and state. It quickly narrows, but I see new shit pretty much every week.
At this point, sadly, I am looking as red as I can get. Colorado I enjoyed while I was there, NC fit many criteria... but those two are purple as shit IMO. It gives me pause as I know Commie state(s).
I'd really rather default to minimally blue cities in the state (so at least most folks would understand returning fire when required). But it is out there. I have looked now in high places, low places, warm places, cold places (Some Dr Suess shit going on now I reckon)... it is out there, but you have to pounce when you see it.
At this point-if I can hit the land so they can break ground in Spring... it'll be a win.
Like you-I'd like "something" like a city within an hour (that is relative IMO). But if that landscape screams at me-I'll make it work. One way or the other.
Most important to me is my life, day to day without Commies weighing in. Water, forest, critters... a very close second. After that, I'll make it work.
I know we "see" shit in our heads a certain way, but look beyond if possible and I'm guessing you will find your spot-for the price you list. May require some work or whatever to get it just right, but this country has it all if you look.
Look for both-land w/o homes and land w/homes (adjust $ as needed; if it ain't there now-it just may be soon).
Building a house (and outbuildings) on land in the boonies can get very pricey in modern times. It's why many people just go with a modular. With money you can of course build anything you want but at a much higher per sq ft cost than in a city. Also there is the cost of septic and a well to consider and bringing in a power line can get $$$. One place we looked at wanted 15K just to get power from edge of property to the house. If you need more than a couple poles, power gets $$$$ fast.
We had originally been looking for bare land but after a bit of rough calculations we switched to buying a place already built out. To build out a place similar to ours on bare land would have cost close to another $100K over what we paid.
We did add two 12x20 sheds and a 30x40 workshop to our place though which added another $50K on top of the $160K we paid. Were I in Phoenix (where there is tons of competition and no travel time for the crew) I could have had the workshop built for about a third less.
The further away from a city you can stand to be the more you can get for your budget.
Keep in mind, what might be a bit of a stretch to drive to now, could be a 10 minute drive in 20 years as things spread out from the city.
This is what I found as well-property and house, two different things.
For me-I am scaling down house accordingly to ensure the main things that I desire to die a happy man are realized before I am an ex-parrot.
Me and my smarter half have 5 kids between us... screw 6 bedrooms; we'll sort out the over flow as needed during visits. The land and what it brings us is not negotiable (for us). Just saying.

I totally agree on that opinion. If you are close enough to to a city that getting to it isn't a pain, then you are TOO close to that city.
The comment was aimed at the people who want to be in the country but still close to conveniences. In my opinion that is NOT being in the country. It is a discussion I have had with a multitude of people who over the years have asked me about getting away from city life. You have to be willing to make sacrifices, yet most are unwilling to leave the Starbucks on every corner support system.
The nice thing about where we are is that there is nothing that will spur growth. Too far away from jobs to be a bedroom community and no large company is going to relocate here to see an influx of workers. Unlike the mountain areas in the pines to the south and west of us we are also not a tourist attraction.
Though it does suck if you need to earn a living and Apache County is one of the poorest counties in AZ but we are retired so not a worry for us.

Recently moved to Idaho from rural Missouri and the density of conservative minded people is definitely significantly higher in Idaho. I'd be surprised if Idaho does not join that lawsuit. Not sure about Idaho land prices, but south east Missouri land prices are around 2k an acre and it isn't too difficult to find.
