Zelensky fattening his bank accounts for when war is over and he wants to live comfortably somewhere else in the world,
Is Russia going to honor the deal made to the purchasers of said land once Russia wins war and takes Ukraine over?
I find it highly unlikely there is anywhere he can go that he won't get assassinated by one of several players in the game.
I have no doubt that is a good possibility and will happen. Until then he's accumulating what he needs for him and his family to be set up for post war life far from Ukraine.
He should do the honorable thing. Retreat to the Führerbunker and stick a pistol in his mouth.

Stepan Bandera was in Sachsenhausen prison from 1941 to 1944 and is in no way responsible for the murders of Poles at that time. But the NKVD is responsible for the shooting 22000 of Poles in Katyn. And this was officially recognized by Russia, which later caused the crash of a Polish plane carrying the president at memorial events.

It's close to 700 pages, and it is very explicit in it's details going back to the original George Bush era up to today on how the USA continually provoked Russia into a war with Ukraine.
Despite what we've been propagandized to believe, this war is NOT an "unprovoked war of aggression" perpetrated by Russia. This doesn't absolve Russia from its wrongdoings or justify the invasion BTW. But the USA bears a lot of culpability in this war, much like Russia.
