Take some measurements, pictures, throws it on mls and waits for his check.

So yeah, I would treat them like that.

Like it was stated above. The 18k commission and 30k take the exact same work.

edit: The only “material” price they have is pictures The rest is overhead. So it they keep the doors open at 18k per house then they can drop the rate on a 30k rate.

I used a seller's agent because I'm lazy, and the seller paid him. As he does big $ stuff all the time, he only did it as a favor. It kept me from having to deal with the seller.

Sell it your self or most will do an exclusive listing for less, you lose allot of buyer’s that way, I know real estate agents that won’t show listings done by discount brokers that only charge say 4 percent because 1/2 of the listing is not worth the hassle.

I tried selling a truck online many years ago. Actually pulled the listing cause I started being an asshole to the tire kickers. Good luck however you do it. If you twit telegrams on space book they say it’s easy to sell. Not for me so real estate agents will always have a job.

That broker fee is split up between 4 groups. The selling and buying brokers as well as the listing and buying agents. The broker is where I believe the money is stolen. They say it's to keep the lights on and maybe that's true, but I don't see it. The realtors themselves used to do a lot of leg work, but that work went away with the dot matrix printers. Now, with the internet, most of the work can be done from their living room.

Like any profession, there will be good and bad representation of the craft. There are some really good realtors who can get you top dollar when selling and save you thousands if you're buying.

I hate selling/buying real estate. Everyone has their hand out: Realtor (usually two), closing agent, title insurance company, attorney doing the title search, the county, surveyor, termite company, home inspector, bank, mortgage company, etc. and it takes 2 forevers and on top of that you really don't know if you paid too much or sold for too little. Meanwhile, I can sell several hundred thousand dollars worth of stock in the next 30 seconds for a $7 fee or free, know that I am getting a fair price as I can see the bid/ask and also know how many bidders/askers there are at a given price, and have my money in 2 days.

I sold my house last month. I had a contract on my house in 8 days using only Zillow. There were no fees from Zillow and I paid the buyers agent 1% commission we negotiated before he brought the buyer to my door. I believe I got a fair price based on my own research of comparative recent sales of houses like mine. If you are willing to do your own research and be available to show your home, you can do it yourself and save a lot of money. Good luck.

All three houses that I have owned, I sold them myself. I did some market research and set my price accordingly. Two of them sold within a week and the 3rd took a bit longer because the market was getting soft, but I got my asking price.

That was back in the 90s and early 2000s. Today there are a ton more tools to help you sell the house yourself.

If you are going to try and sell FSBO you have to invest time.
You will need to price the home properly. Not easy. And possibly lost $$
You will need to have exposure, most often through the local MLS system or you will miss a large segment of buyers.
You will need to show the home in a professional manner.
You will need access to a title company to help with the legal portion of the transaction, and perhaps help writing a proper offer.
You will likely also have to navigate contingencies like home inspection, sale of buyers home and financing.
Assuming the buyer is not paying cash you will need to get the Appraiser in and hope like hell it values out in this crazy market, or you may get to start over.
I deal with many Realtors, like any profession some are A+ and some are D-

You do know the deal can be negotiated? Some will want 7% to list, others 5% and some as low as 3.5%, but they all will negotiate with you. The nicer the house, the quicker the sale, means they make their money faster.

A house that's going to sit on the market for 6 months because it's over priced or needing a ton of work isn't going for less than 7% for the most part. I guess all areas around the country may be different, so I'm only speaking for my little neck of the woods.

BTW, there's a lot more work than just listing the house and sitting back. Today's market has made real estate a quick buck type of business and those in real estate are living large but that's not always the case. There are highs and lows and this is the highest I can ever remember. The worse was 1982-2983 with interest rates over 20%.

For any professional, that’s pretty easy stuff. And it is a investment, spending some time talking to folks, I’m a social person anyways, for 5 figures, I got all the time in the world, I’m spending the same time anyways, just I tell the realtor something, or answer a buyers question to my relator, who plays half ass man in the middle, so it’s really not that much more of my effort. Finding the comps, title, etc is easy too if you are like 99% of America and have the internet.

And maybe if the industry would police itself better my generalization wouldn’t be as accurate and hurtful.

I have had my own attorney many times. Just the thought of a buyer with his own attorney keeps the rest of them on the "straight and narrow"... As mentioned, a lot less than that 6% realtor fee.... When they ask me why I have an attorney on board ... My reply is "Well, you have your own attorney, why shouldn't I have mine"... I tell a home builder the same thing. Avoiding a court case is a wise way to go.

Yes, I agree and retract 'pert' of what I said earlier. For some individuals a realtor is a necessary option. but for those with the time and inclination to do it, there's nothing you do that I cant.. Even paying an appraiser $1000 and an attorney $500 brings you out way ahead, expecially if youre not in a hurry.
