Obviously whoever wrote this has never dealt with an HOA. The HOA will just fine you until it's removed then sue you for not paying their fines. If you're lucky they might not foreclose on your property... yes the can do that.

NEVER, BUY ANY PROPERTY THAT SOMEONE ELSE CAN TELL YOU WHAT YOU CAN AND CANNOT DO WITH/ TO IT.
PAINT, LANDSCAPE DECKING, ROOFS but they can get stupid:
One hoaSdemand and fine requiring springs covers on a trampoline, only to receive an additional fine the next day because the cover did not match the color of the trim on his home.
Some HOAs members are not allowed to have any kind of signage on their lawn, including , garage sale or For Sale signs. You don't want to have a 50th b-day.
Leaving a car parked for too long requiring them to be moved at least every 30 days and have current registration. Car covers? Forget about it.
Installing solar, satellite dishes of modern sizes ,and even doing concrete repairs on driveways, sidewalks or to repair sagging front entryways. Ask me about the deck I built over my entryway or metal hand rails on my 1st house.
As part of the lawsuits they brought, which I countersued claiming retribution and predatory enforcement, being dropped, The HOA was basically stripped of all powers but what was required to operate. This as in the 1990's and NEVER AGAIN!
They tried to tell me what my choices were for trim colors and what color ( only the same as the house) the doors could be. I did a gloss deep cranberry red and they went on a hissy fit.
How big your dog could be, having a damaged car in the driveway overnight or even having a flat tire will get you a fine in some HOAs
Having your garage door open for more than an hour, having a baby gate at the top or bottom of your deck, or even decorating or, in my case, enclosing your mailbox in stone, would be cause for you being fined and threatened by the HOA.
Choose carefully, I would never buy a property unless ANY OWNERSHIP ASSOCIATION IS NOT STRIPPED OF POWER EXCLUDING TO MAINTAINING COMMAN AREAS AND ARRANGING TRASH SERVICE after the developer was actively operating (not sitting on lots).
