The fed doesn't own much land here in Texas. That's one of the things we like about it. And yes, I've been to Idaho, along with many other places. Pretty nice to visit there. I also own a wheat farm in OK, too. But, where I live in Texas, you don't find many feds. The nearest FBI office is about two hours away. Yeah, we've got some leftist crapholes to deal with. But, we seem to do a pretty good job of keeping them tightly corralled in designated areas.You do realize that is not original thought, right?

Maybe that's the way it is in Idaho, but not so in Texas. Though, I own the mineral rights on most of my property, if someone else owns them, all they own is subsurface minerals. The dirt belongs to you. Actually, everything above "plow depth" is mine to use as I see fit. All they own is the pipe in the ground, and whatever necessary equipment is sitting on the pad. And, in most cases, if they can't make any production in a certain length of time (usually 6 months) the rights may revert back to you. I actually do have one 80 acre tract of land that I don't own the mineral rights. I let Chevron put a 60 ft wide pipeline against one fence line, and they paid me more than I originally paid for the whole tract. The only thing I have to give them in return is access so they can come in and mow it for me and keep the fence line clear if I want them to. And, I definitely want them to, because that's where my 1/2 mile rifle range is located. It's kinda nice to have Chevron come in and mow it for me twice a year. Since you said you own your mineral rights, you might want to take a trip to the courthouse and look at the original mineral deed. You might find out that you have more rights than you thought.
Yeah, if a pipeline needs to go through, or a well has to be drilled, it will happen. But, I've discovered that you can push the oil companies around quite a bit if you are the land owner. One thing oil companies have learned here in Texas is that you really don't want to piss off the landowner, and a big check can go a long way. I've seen them reroute a pipeline over a mile out of the way of the original proposed track so they can appease a landowner. When it comes to my rifle range, they originally wanted to route that pipeline across my neighbors land, but he put up a big squawk about it. So, they approached me. After the deal was done, they put the pipeline against the south fence line on my 80 acre tract, and turned my muddy cow trail from my gate on the front 80 acres all the way up to my house, and then all the way to that pipeline on the back 80 acres, into a nice caliche rock road with gates and cattle guards across my fenced sections that they have to maintain along with my shooting range. And, they did all of that, and paid me more for the affected property than I originally paid for it when I bought it.
