Anyone remember the dates of two key events prior to the '08 crash?

- the 50 BPS rate cut
- the corresponding ATH for the S&P
I’m ready. Finally sold my Royal Caribbean position. Had 4,000 shares at $20 per share. Never planned to hold it this long, but damn did this one recover extremely well.

Sticking cash to the side for some opportunities I see coming up.
 
Gotta add the third key event
- the housing market collapse

Don’t know that will happen with the other two this time. So what will be the third? World war??
That WAS the event. Actually the collapse of the financial industry due to subprime home loans and the resulting domino effect of loan defaults. Anything else was incidental or coincidental. There is nothing happening now remotely similar to the events of 08.
 
With the way major Data Center operator / owners are building this could be more similar to the .com bust. Might even see both. Housing market and .com bubbles burst at the same time which could also cause a major financial crisis for the trifecta.
 
Which means even when they are not doing well.

My best returns have been the result of buying while the market is crashing and everybody is panicking. 2001, 2009, etc.

Yeah I missed out on 2001 and 2009 by being too young and 2020 by being in the process of buying a house.

I guess on the plus side for 2020 I may have missed out on the upswing but that’s offset by a 3.25% mortgage rather than a 7% mortgage on the same house that costs $200,000 more.

I refinanced my 4.1% ten year down to a 2.00% 15 year (ironically the ten year rate was higher, so 15 year was the best I could get)
